my question is what the title says and if so how advanced and detailed will the personalization be and will u be able to store items in it if ur bank runs out of room?

Storage- Pretty sure yes, I remember reading a quote, I'll see if I can find it

Storage is easy for houses. *Drop shit inside*, *lock door*.....*Hope Alfars don't tear down your house and steal everything while you are out in the wild*. Customizing could consist of how you layout those items in your house, if they are pretty and colorful and .....fabulous looking.

I would like to see it in release but my guess is no. It would probably be an option to be implemented later.

I believe they mentioned that besides banks, there would be guild storage to put your stuff.

I'm sure if this is remeniscent of Ultima Online there will be chests and tables that you can put stuff in and also lock. Maybe chairs and other furniture that can be expanded upon too.

ya but even with guild storage im guessing the guild leader will have acess to your items lol and tehre wil aslo be a limit on what u cant store in there according to weight so ya u always need a place that u can store until its full like AKA a house idk its just an idea and it would be cool a place for you and your buddies to hang out drink some mead from the local store in the city and talk over vent while talking about the Seige your gonna have later on that night...

hmmm id would be kool too if they put in the option if u sleep in ur bed in ur house and log out then u get good drops or sumtin like that idk but the only thing that i might have agnest houses are taxes cause the guild leader will prolly charge taxes but not like majore taxes that are out rageose lol because say u get a wall blown up they need money from some where to fix that up. so auctually that might be a kool idea taxes.

As most other aspects of the game are based off UO's model, I don't see why housing would be all too different. The main question will be which era of housing will it be most similar too?

- The old days. Once a house was placed the owner was given a key. A key which could be taken, looted, or stolen by other players meaning the house itself could be stolen. Houses also featured unlimited storage during this time. Things in homes did not decay yet there was no secure/lockdown feature.

- The secure era. Homes were owned by the person who placed the home. They could be securely transferred. The owner could assign a number of friends or co-owners who had granted permissions. Items could be locked down, meaning unmoveable unless you released them from a locked down state. Containers could be secure meaning the owner, co-owner, or friends could use and store things in the container. Anyone else could not access it. Storage space was limited to the house size with bigger houses having more space.

- Fully customizable houses. You would place a plot of land and then could go into a house create mode where you could build the house from the ground up based on a selection of options. Creative people did some creative things! They had the same rules as the Secure home era, if not more. I didn't really play much any more at this time.

I figure houses will be somewhere in between the original UO house era and the secure era. I don't believe there will be customizable ones but rather just a pre-made template. I would like to see some security though. I did my fair share of house stealing back in old UO (I was on both ends) and while it can be fun, in the long scope of things I think it's better to make homes a more permanent possession for a player. This way it gives the player a "somewhat" safe-zone in an unsafe world. A place to talk, keep their items, guild meet, train, and feel as if they own something.

Perhaps the best route would make houses the permanent property of the house creator/placer - so that they can't be stolen BUT, make it so the items in a house are accessible by anyone. This means that if you don't lock your door, people can get in and steal your things. Lets face it - in the real world people can break in and steal your loot but they can't steal your actual house. This way you can't lose the house to someone else but you can lose what's inside of it if you arn't secure. You also have to be wary of which "friends" you let in.

cause think about it it would give the game an elder scrols feelig which would be great! u could take the loot and plunder then put it in your acutal own personal home then after that sell the key (house) for money lol then youve got money set for u xD

The problem with the the key/loot scenario is that it severely cripples a large aspect of what player housing has to offer. If a player feels their house is in no way secure, people will store far less in them and use them as a whole far less. They become more like abandoned objects than they do actual homes.

When you give a player some security, the house then feels more of a useful thing. People will store more in it, use it far more often, and make the overall world more widely populated.

Key looting sounds fun. It's not that it isn't but lets look at UO; housing became one of UO's greatest features after they tweaked the system. Everyone owned a house and players of all types, from RPers to hardcore PvPers/Griefers, generally took a little pride in their house. It's a novelty item - perhaps the best an MMORPG can offer a player - and to limit what houses can offer by making them completely vulnerable to theft hinders your game more than helps. There's a line between hardcore and poor game decisions. UO had to learn this the hard way so there is no reason to re-experience it.

As I said previously, a mixed system would work fine. Houses are permanent property of the owner. Items inside are lootable/usable by anyone. If the house remains unlocked or if someone kills the owner for the key, they are free to get inside and loot. However, the house stays put. You want realsim? People can break into homes IRL but they can't physically steal the house itself.

Honestly I wouldn't mind seeing secure type of housing, but really I can live with any system. I'd just prefer not to have owner by key possession implemented because to me, that was a flawed system that takes away a lot of what a game has to offer; housing.

well just put ur key in universal bank so basically ur house totally remote until u acess ur inviersal bank then u acess ur house which is a bigger and better bank :P unless of course seiging happens :P

Ok, to reply to the topic at hand...
Houses will be customizable in the way that players can craft or buy their own furniture, place it where they want, and have a keggar.
The degree of outside customization is in question, as Im sure ive seen them say that each race will have their own architectural options and patterns.
As for a key.... lockpick and/or bash the door in with a mace.

All that being said, to the OP...

Yes. The whole towns should be destructible. Question is, will it be such a quick process as with the walls in DF trailer or like Tasos once said, that there will be a limit for building being destroyed per some time passed in a game.

- very few people will have a house
- customisation next to none or none
- you can store items within your house
- your house must be in a Clan City/Hamlet
- houses increase the total allowed to bind to a Clan Stone

If the city is not being sieged only one building in a city can be destroyed per day.
If the city is being sieged, we are not sure however if you are taking it chances are you don't want to destrory too much anyway.

Lol The Sims: Darkfall. I don't see why there couldn't be a combination of all of the above. A massive safehouse system in a safe town similar to FFXI, and the further out of town you go the more easy it is to loot/destroy your house. Adds a touch of realism to the game as well.
